Yes. It looks GREAT. I believe that you have zoomed your camera from your unit..ah..ah..

I have a suggestion that you either remove the wording "Perbadanan Pengurusan Villa Emas" or "Villa Emas Condominium". Just maintain one wording.

Well finally the expert is at work. Thanks to a great voluntary job here.
We hope all Villa Emas neighbour would use this blog to give their views and also check what is happening as far as the MC is concern.

DOWN TO BUSINESS - Block B dwellers, Thanks in advance for bringing down your disposal waste. Please drop them into the rubbish box. As, there are stray cats, after your leftover. You have done great works, but, just a step further. You will make Block B, a great & hygienic place to stay. From a dweller in Block B.

Why there are still some illegal parked around the blocks and not within thier own car lots.DO they really have the entrance card , and with a warning paper placed on their car is the only solution ?

Thanks for creating the blog for the place we call HOME.

To the MC,
GREAT JOB & GREAT DEDICATION! WONDERFUL WORK ! :)
The current Security Guards look more professional and they are more professional indeed. They have done a better job than the previous, obviously. Illegal parking vehicle has been significantly reduced. Good Leadership, MC.
As for continuous improvement, vulgar words in the lifts are always eye-sour to the users.Possible to paint the lifts ? No hurry, for long term, if doable and financially allowable, appreciate the MC to look into it.
As a resident, knowing what the MC have done for all residents of VM, my sincere APPRECIATION...THANK YOU :)

illegal parking has been reduced but dont just focus on the illegal entry by cars, some may WALK into Villa Emas. Hence must check everyone who WALK in unless for those known residents who park their cars outside.
Theft case still can be seen!!

TO PETS OWNER:
VILLA EMAS GARDEN IS NOT PETS PUBLIC TOILET.

PROBLEM: THE PROBLEM IS NOT THE ANIMAL/PET, IT'S THE PETS OWNER.


Follow the house rules.

1) Pets ?? if dogs are allowed in Villa Emas then can i bring my:
1)ROTTWEILET DOG
to stay in villa emas too and shit in villa emas garden or running around in Villa Emas?

May be i can bring my rottweiler swmming in the Villam Emas swmimming pool or train him to swim there.

2)I saw many pet's owner let their pet SHITTING in the garden, so can i bring my rottweiler to do that too since VILLA EMAS GARDEN is now an animal public toilet.

3)VILLA EMAS PUBLIC TRASH BIN AT THE GARDEN is now a DOG's SHIT TRASH BIN.
Even the owner pick up the shit up also disgusting as the shit stains will stay and the villa emas garden trash bin is now a MPSP MANHOLE because the owner of the pets throw their pet shit in the trash bin. THE SHIT IS ACCUMULATED THERE.
Before you walked near the trashbin, you can smell a disgusting smell. MAY BE I HAVE TO COLLECT ALL THE PETS SHIT AND PUT IN FRONT OF THE PETS OWNER HOUSE IF THE PETS OWNER DON'T KNOW WHAT IS DIGUSTING SMELL ALL ABOUT.

3.If PETS SHITTING it's not DISGUSTING, why the owner do not let their pet shit at home but shit in the garden that is shared among all especially small kids.?
COME-ON PET'S OWNER, ASKED YOURSELF
ADMIT IT, PETS SHIT IS DISGUSTING.


FOLLOW RULES. YOU DO NOT WANT TO FOLLOW RULES, GO CHECK IN THE PADANG TEMBAK FLATS, NO RULES OVERTHERE. GO AND STAY THERE.

Hi Mr Christopher & Mr Saiful,

We thank you for addressing the issue of dogs at Villa Emas.PPVE fully understand your resentment.

We would appreciate if you could identify the unit owner who keeps dog and fill up the Complaint Form for PPVE to take action.

The PPVE has just issued a Notice to Remedy Breach of Clause 2.4 of the House Rules to the unit owner. In the notice, we have mentioned that if the unit owner failed to comply the House Rules by sending the dog elsewhere, PPVE will bar his/her proximity card and lift access card. PPVE has given seven(7) days for the unit owner to comply with Clause 2.4 of the House Rules.

We hope that the resident of Villa Emas will support MC stern action against the resident who igoned, refused and/or failed to comply with the House Rules.

The MC is working very hard to ensure that Villa Emas Condominium is safe, clean and nice place to stay.

Macam mana saya boleh mengetahui orang yang membela anjing atau kucing duduk di unit tertentu dengah hanya terpijak tahi anjing yang merata rata di tempat letak kereta.

Jikalau saya ada maklumat tertentu semestinya saya memberitahu tuan.

Terima kasih atas penolongan yang akan dibuat oleh tuan, saya hanya sewa di sini oleh itu saya mesti memberitahu tuan punya rumah jikalau dia membenarkan saya mendedahkan isu yang saya alami
dan pada masa yang sama mendedahkan unit nombor rumahnya kepada pihak berkuasa. Jikalau saya dibenarkan, saya akan memberitahu tuan di pejabat villa emas.

Semasa saya memberitahu tuan punya rumah masaalah yang saya hadapi, dia memberitahu saya blog Villa Emas.

I've pick up few stones from the pool, probably thrown by children.
Not mean to blame small children although I don't have one.

May I know why the beautiful yellow small flowers that we used to have near the restaurant was removed and replaced by small stones?

Anyway, with compliments Villa Emas is compared to N-Park. But I do miss the yellow flowers we used to have.

Can we have it back, please ?

I think cat is not an issue.
Be realistic.

If one wild dog is in Villa Emas,
withing 10 minutes it will be traced and move out.

Even for our Malaysia government authorities,if you noticed well they will catch all the wild dogs wondering at the road side but they will not disturb the wild cats.

Why? Simple, because:
Cat will not disturb people.
Cat are safe compared to dogs,
Cats don't have bad smells and i don't find any cat shit in the carpark.

But the cats actually mess around with the public dustbin!!
They somehow manage to go up to the upper floors and unable to get out of the building. There was once which one of them got inside my unit and scared my girl.
Do you think it is "ok"!!
P/S: I always open my main door, unless the advice is to close my door all day long!

i didn't see any cat around, are you making up stories?
This morning while i was in the garden at 8.35 am playing badminton, i saw dog shitting in the garden again and the stupid owner just stay there watching.

I am working with a Vet. cat behaviours is they won't walk closely to anywhere have strangers, they will hide and cat won't simply go into anyone house. your house must be having a dog. you did not follow the rules.

FYI i opened up my door 365 days morning and night and no cat come in before but i heard a dogs barkng somewhere 12 floor corner unit (facing the jusco side),
Everynight it scare my little baby.

Please help to take action. i am sure what is the house number but is 12 floor cornet unit. 2 dogs inside used to bark in the night time. their house is facing the pool but near to coffee house block. thank you for all you help.

follow rules 2.4 as said by the management, it says no Pet.
Cat is not a pet to anyone, but i think cat is good as it chases the mouse / mice away.

The person who complaint about cat 100% is the dog owner who is STUBBORN to remove his dog.

follow rules, otherwise please move to PADANG TEMBAK flat that have no house rules. GO, PERGI DARI VILLA EMAS.

Dear Management and neighbours,
I was the one complaining about the cats and i don't have any dog. Basically i hate animals therefore i stayed in an apartment or condo. But yet, i still face this problem. dogs feces are everywhere at Villa Emas! I saw fresh one near the tennis court carpark yesterday, and 2 more 'dry' one today. SAD!!
By the way,if you said you cannot see any cats around, please come to block B (Near the single life). Once i saw a cat jumping out from the green dustbin and it actually scared a passing-by lady. She shouted very loud!
Residents of lower floor of block B will have the fair share of experiencing the cats, of course the dogs too!!
P/S: One improvement about the cat issue, is i see lesser number comparing previously which they have a big family there!
(I only pointed out cats, as i have seen many of you pointed out the dogs)

Hi all blogger and villa emas resident,
Thank you for the views and opinion given on this blog site. As an MC member, I would like to inform all resident pertaining to a procedure to log a complaint or feedback for the MC to improve or take action etc.
1) We would like all resident to kindly approach the MC office and collect a complaint form and submit to us the issue at hand.
We would like to bring the attention to all that for all action that needs to be taken we would like to have a record of complaint. Example if dog is barking and is kept in the villa emas, being a neighbor we should know the unit that has the dog. Please log a complaint to us so that we can have a record for action to be taken.
2. This complaint shall be reviewed by the MC as a team and a concerted action shall be determined. There is no single person calling the shot but rather each and every council member has a say and point of view prior to a decision making. However, we may have some personal attack complaint which the MC may deem not necessary to look into and that decision is final.
3. Upon verifing them to be plausible that require action, the MC will reply to the complainant in writing.
In order to have a smooth and orderly way of managing this place i.e home of ours we need all resident and neighbor to learn to leave in a common property area like ours. There should be house rules to follow and when we made our decision to leave in a condo we should know how to follow the rules. No self interest and agenda should be there to attack the MC which in many cases, it has been that way.
We are professional and are educated enough to understand the key word of leaving together .... we are afterall neighbor and one day we may help each other as a human being.

Hi Gary,

I agreed with what you shared in the blog. I believed each of everyone of us staying in Villa Emas has a responsibility to monitor our surrounding for any irregularities or violation of house rules. MC is like a police station. They only acts on people's report or complaint. Besides us, they also have the security guard as their eyes and ears too. So, let's work together to protect our home. But Gary, I got one input here. I found some of the security guards here are not so friendly as compared to those station at Putra Place.

Lastly, did MC hold any meeting this month? Cause I don't see any new meeting minutes appearing here after 16th meeting minutes. Plus is it possible to publish 13th and 14th meeting minutes here?

Gary,

I noticed your team have put up No Animal signboards around Villa Emas compound. Thumb up to your team but... I found no use without enforcement.

When I came back from work this evening, guess what I saw. A guy jogging around Villa Emas area carrying a dog on his arm. It get bad when he passed by a security guard and the guard just act nothing wrong with it. Worst still, he later on stand besides the No Animal signboard at Block 104 entrance together with his dog besides him. He stared at everyone that passed by that area as if he is challenging Villa Emas MC. The message I got from him is like "I'm raring dog in Villa Emas. So what! Catch me if you dare!"

thank you very much for your feedback. Pardoned me, I will only blog when there is extra time for me and hence some reply will be delayed.

Firstly Felix, pertaining to your request for the meeting minutes, Mr Chuan Hock will only be able to put them in once he has the time.

However, if you would like an update you can always join us in the meeting which is on Sunday of the 1st week and 3rd week of every month at the moment at 3.30 pm RC room. You are always welcome to view and also participate in the meeting which is open to all resident. That will give immediate update and info require. I hope this answer your queries.

Pertaining to dog where the sign has been put up, we can only act if they are official complaint given to the MC. The procedure has been stated and answered by Mr Rajen in the earlier blog. We need the resident fullest support to report the disturbances of dog with the unit no so that the MC can work on it. It is true that some resident feels that they are above the law however as human we would like to foster that neigborliness concept. We would like to play the role of educating if I may use this words in terms of common property leaving. We will weigh the issue and the whole committee will decide once the offical complaint comes in for review.
However, if you have a better suggestion we would appreciate alot if you could advice us as we are open to suggestion to resolve the issue of rearing dogs amaicably with our neighbors. Please feel free to assist us on this as well.

Thank you for your feedback on feeling safer with the camera. It is indeed too for me and my family.

For all the resident info, we would like to refurbish our lift with the minimum cost since the camera is installed. The lift graffitti is bad enough at the moment and with the camera in place the MC is looking at how to improve on the outlook of the lift.
Please feel free to suggest.
The camera is there to capture anyone who try to damage our common property should pay for the damage. Dont you all agree?

Hi Gary,

First of all, I personally are very supportive of the Villa Emas MC. In fact, I attended in all past major RC meetings held at the 'ping pong table' area.

If I'm not mistaken, the house rules stated that no animals are allowed in Villa Emas condominium. I could be wrong with this statement. But assumed the house rules do have this clause, then it's not right to say that Villa Emas MC can only take action when there is complaint filed with the MC. Am I right? The moments owner or tenant rare animal, it's already violated the house rules. MC can take action without waiting for complaint to be filed.

Bear in mind that most of us, the owner or tenant, can felt intimidated by these people. We can't just go straight to the person and say no dog please or follow them back to their place to find out where they say. After all, we are just owner or tenant. We have no right to do all these stuffs. That's why we need MC around to manage the property. MC have the right. Again, correct me if my statement is not accurate.

Lastly, about the complaint form, where can we find it? Most of the time when we are back, it's already in the evening or night and the MC office is closed. Left the post box only. I have another suggestion too, which is to implement an online complaint form or suggestion form or put softcopy of the form online. Or best, send email to Villa Emas MC email address as complaint form. It's hassle-free to fill up the form online.

thanks for you feedback, opinion and support.

Just this statement for you and all to consider as an example to answer your point ....of MC can take action without complaint being filed. We all know and agreed that stealing is a crime, will the police made a house search or raid and arrest the suspect if there is no report lodge. The must be report to support an action and and this report can be used as evidence in court. So MC will work accordingly to the law and respect for our neighbor which can be friends among us. We are actually a big family with differing names, creed, religion and even nationalities.

The MC office is open 7 days a week and even on Sunday. The compaint form can be obtained anytime. For some who do not know, MC office is open 7 days a week if I may reiterate.
Thanks to Felix's good suggestion of posting the complaint form in the bolg site.
We will consider this good suggestion.

I think you have misunderstood my point. I'm not asking or suggesting that MC go to people's house to warn or remove the pets without complain being filed. I agreed with your example.

But what about tenants or owners bringing their dog or cat or whatever animal they are raring, outside their unit, either jogging, walking or strolling around the common area. You don't need warrant/report or anything else to take action on them right? This is my point. Security guards are here to protect our property and to uphold the house rules of our condominium. If you still saying that you need to have report on hand to take action, then I got nothing else to say or comment here.

i think Felix is correct.
Use back the police example -> if a police see a snatch thief on the street grabbing a pedestrian's bag, they will immediate take action against the thief. I don't think the police needs a report to react right. Similarly if the animal owners carrying the dogs out of thier own unit, the MC and guards can immediately take action against them.
